The following Terms & Conditions govern the purchase and development of properties within the H2O Living Crete portfolio, specifically Villa Kefalas-2

1. Project Scope & Design Fidelity

• Turnkey Project: This is a turnkey development featuring premium-quality furniture and electrical appliances.

   

• Design Accuracy: All graphical plans and renderings are for illustration purposes. The final construction may deviate from the Architectural Study by up to 2.5%.

   

• Furniture Plan: The Purchaser may not modify the pre-defined Furniture Plan. The Seller reserves the right to replace unavailable items with those of equivalent quality.

   

2. Technical Compliance & Supervision

• Standards: The Villa is designed in full compliance with Greek regulations.

• Supervision: Works are performed by specialized personnel under the supervision of qualified Civil and Mechanical Engineers.

• Energy Rating: The structure is designed to achieve an A+ energy rating.

   

3. Warranties

• Workmanship & Systems: The Seller provides a 24-month warranty for electrical and plumbing workmanship or materials from the date of delivery. This excludes normal wear and tear or misuse.

• Appliances: Covered exclusively by the respective manufacturer’s warranty.

• Furniture: Items are inspected prior to delivery; identified material defects will be remedied within 120 days. Natural variations in wood grain or shade are not considered defects.

   

4. Insurance Coverage

• Throughout the construction phase, the Seller maintains a “Construction and Erection All-Risk” policy.

• Coverage includes the Works (completed but not handed over), materials, temporary structures, plant equipment, and third-party liability for property damage or bodily injury.

   

5. Disclaimer

• The materials, square footage, features, and amenities depicted in marketing materials are subject to change.

• Measurements provided on floor plans are approximate values and may vary due to construction variances.
